
North West property market offers exceptional value for buyers and investors

Offering outstanding value for money and strong investment potential, the North West province is increasingly attracting first-time buyers and investors seeking opportunities beyond Gauteng’s borders.
Recent BetterBond lending data points to a market gaining momentum, with property values strengthening across the province. “This market seems to be benefiting from the sharp rise in prices for Platinum Group Metals (PGMs), with the average first-time buyer bond value increasing by 18.5% to just below R1 million over the past two years,” says Bradd Bendall, National Head of Sales for BetterBond Home Loans. “This value still falls well within the transfer duty threshold of R1.12 million, making property in this province affordable to more buyers.”
The province is also experiencing strong population growth. In 2023, North West was one of only three provinces, alongside Gauteng and the Western Cape, where population growth exceeded the national average over more than a decade. “This is partly due to semigration from other provinces,” says Bendall. North West’s housing market is underpinned by three distinct economic drivers – mining, education and lifestyle tourism – each shaping demand in different parts of the province.
Mining and industry
In the industrial and mining corridors of Rustenburg and Klerksdorp, there is strong demand for mid-market housing for workers and mine management, notes Bendall. Together with Potchefstroom and Orkney, these towns account for around 43% of the province’s property value. Bendall says many of the homes in these areas offer comparative value for money, making them an ideal entry point to the housing market for first-time buyers and young families.
Apartments range in price from R800 000 to R1.5 million, depending on location. Larger homes of up to three bedrooms typically range from R1.8 million to R3.5 million in suburban areas, with homes in secure lifestyle estates or newer developments towards the upper end of that price band.
Academic hubs
A different dynamic is at play in the university city of Potchefstroom, where demand is fuelled by the presence of North-West University. There is steady demand for sectional-title apartments and student accommodation, making this one of the province’s more resilient residential markets. Rental demand remains consistently strong due to the continual influx of students and university staff, while areas such as Die Bult have become popular buy-to-let investment nodes, says Bendall.
Tourism and lifestyle appeal
Beyond its mining and university centres, the North West is also attracting buyers seeking a lifestyle change. The province’s natural beauty and proximity to Gauteng continue to appeal to semigration buyers from Johannesburg and Pretoria. “Hartbeespoort in particular offers a strong work-from-anywhere lifestyle with dam views, golf estates and outdoor recreation.”
Bendall adds: “We’re also seeing steady new development activity around Hartbeespoort and Brits, driven by affordability relative to Gauteng while still offering commuter access and lifestyle appeal.” Developers are focusing particularly on lifestyle estates and security complexes rather than standalone, entry-level housing.
Sought-after lifestyle attributes command some of the province’s highest property prices. In established golf and lakefront estates such as Pecanwood Estate, freehold homes start at around R3 million to R4 million, while larger family homes typically sell for between R4 million and R9 million.
Ultra-luxury homes can fetch upwards of R10 million, depending on location, waterfront access and other amenities. The region is also popular with retirees and second-home buyers relocating from urban areas, says Bendall. House prices in Potchefstroom have increased significantly in the past 12 months, according to the latest data from BetterBond’s July Property Brief, underlining the demand for homes in this area. House prices are currently at R2.3 million and R1.13 million for first-time buyers.
Semigration boost
Several factors continue to boost the North West’s property market. The semigration trend continues to support demand across a number of residential nodes in the province. “Many of the homes that were bought as secondary or holiday homes have been converted into primary residences.” North West is also home to major tourism attractions such as Sun City and Pilanesberg National Park, creating additional opportunities for investors in the short-stay accommodation market.
The province offers significant comparative value. While BetterBond’s Property Brief data shows that the national average home price for first-time buyers is just over R1.4 million, North West’s average bond value for first-time buyers remains just below the R1 million mark, making it an appealing option for families and young professionals. Easy access via the N12 and N4 highways also places Johannesburg and Pretoria within convenient commuting distance. “Buyers can secure significantly larger homes compared to Gauteng or the Western Cape at similar price points,” Bendall adds. “For buyers looking to maximise value without compromising on accessibility, North West remains one of the country’s most compelling residential markets.”
